American Family: A standard policy from this insurer includes protection against costly damages caused by things like smoke damage, tornadoes, windstorms, frozen interior plumbing, and power surges. You can also opt for coverage for credit theft protection and monitoring with American Family’s partner, CyberScout. Because there was no available rate data, it’s hard to say how much a policy would cost the average homeowner.

Liberty Mutual: This company is another option that offers a wide array of discounts, including a 10% online purchase discount as well as bundling, new home, and new roof options. Other than USAA, Liberty Mutual is the only insurer in our rating that offers a military discount, so it may provide an attractive option for qualified folks who are looking to save.

Chubb: Chubb offers high-liability homeowners policies, with limits ranging from $1 million to $100 million. But you’ll have to go through an agent for a quote.

Progressive: One of the reasons Progressive stands out is that it provides quotes from a number of different insurance companies. Also, not all of the policies it sells are issued by Progressive. You won’t get identity theft protection included with your Progressive home policy, nor is it an option available for purchase as it is for many other companies on this list. And since there was no available rate data, you’d have to get a quote to understand how it stacks up for you.

Farmers: Farmers offers three different tiers of its homeowners insurance: Standard, Enhanced, and Premier. The coverage limits and features increase as you move up to the higher-tiered plans. However, the company does have the highest known rates of any company on this list, and it doesn’t provide water backup coverage either.

To help you understand the average rates across top companies, we’ve compiled the available data across various levels of dwelling coverage, and $100,000 or $300,000 in liability coverage. The figures here are also averages across zip codes within Washington state, so depending on where you live, you may see higher or lower quotes even if your dwelling coverage and liability coverage is the same.

Insurers also take other factors, like local data, into account when setting rates. So if you live in an area that has low crime rates and your home is newer, you’d likely have lower monthly premiums than someone in the opposite situation.

How To Save Money on Homeowners Insurance in Washington

There are a couple of tactics you can use to lower the cost of home insurance. One way is to lower the coverages or deductibles — that can lower your premiums, but it may also mean paying more should something go wrong. The other way is to look for discounts from insurers. For example, bundling discounts are common. Those apply if you have two kinds of policies, like your home and car insurance, with a single company. Or you might find military, safety, or loyalty discounts, depending on the company.

How much you can save with these discounts will also vary by company.

The best insurance company for you will depend on your needs. Cost is typically a big factor here. You need to make sure you can afford your monthly premium, that your deductible wouldn’t put you at financial risk if your home were to require expensive repairs, and that the coverage is adequate for your house and belongings. For example, if you live in an area where construction costs are higher than average you’ll want a policy with a coverage amount that takes this into account.

A typical Washington homeowners policy covers personal property and liability.

  • Property protection: This can include your dwelling, other structures, like a detached garage or attached fence, and personal property kept in your home.
  • Loss of Use/Alternative Living Expenses: This type of coverage would kick in if your house were to become unlivable and you needed to stay elsewhere during repairs.
  • Liability coverage: This can include medical payments if someone is harmed on your property and property damages to others for which you’re legally liable. It can also cover family members who live with you if they cause damage to someone else’s property.

Flood insurance is a separate policy that covers damages specifically caused by flooding, and it isn’t included in a standard homeowners policy. According to the Department of Ecology for the State of Washington, there’s over an 80% chance that Washington state will see 10 or more floods per year. Therefore, it can be useful for homeowners who live in high-risk areas.

Federally backed flood insurance is available through the National Flood Insurance Program (NFIP). Almost all the flood insurance policies you can purchase from companies in our rating are issued by the NFIP. For more information about flooding, check out FloodSmart.gov. You can also use FEMA’s website to see the flood risk for your home based on your address.

Earthquake coverage is a similar option, offering a way to cover earthquake-related damages that wouldn’t be included in a traditional home insurance policy. Things like foundation damage, broken windows, or damaged items in your home might be covered by your existing homeowners insurance policy. However, if the cause of those damages is an earthquake, you might be on the hook for those costs. That’s why an earthquake endorsement or policy can be a useful way to protect your home. For those who are interested, you should talk to your insurance agent, or company for more information about purchasing an earthquake policy.

Yes* denotes that the coverage is available for purchase through the insurer, but the insurance may ultimately be from an external program, such as the NFIP (flood), CEA (California Earthquake Authority), or another partner (ie. Palomar for Lemonade Earthquake).

No* denotes that, while a company does not participate in the NFIP, customers can enroll and report claims to agents and/or directly to the NFIP.

Other Insurance Ratings From 360 Reviews

At U.S. News & World Report, we rank the Best Hospitals, Best Colleges, and Best Cars to guide readers through some of life’s most complicated decisions. Our 360 Reviews team draws on this same unbiased approach to rate the products that you use every day. To build our ratings, we researched more than 24 homeowners insurance companies and agencies and analyzed 15 third-party review sources. Our 360 Reviews team does not take samples, gifts, or loans of products or services we review. All sample products provided for review are donated after review. In addition, we maintain a separate business team that has no influence over our methodology or recommendations.

For this study, U.S. News worked with Quadrant Information Services to analyze a report of publicly available insurance rates using all the available ZIP codes in Washington for the insurance companies in our rating of the Best Homeowners Insurance Companies of 2022 that operate in that state. The insurance rates in our study are based on sample rates for a 47-year-old, married applicant household with a 728 FICO credit score. The rates were obtained for a HO3 policy covering a wood frame house with 10% Other Structures Coverage, 20% Loss of Use Coverage, 50% Personal Property Coverage, and a guest medical limit of $5,000.

Our goal is to empower consumers with the information and tools they need to make informed decisions. More information about our 360 Reviews methodology for evaluating homeowners insurance companies is here.
